The following August performance report will provide an overview of new, completed and overdue projects, payments to investors and secondary market transactions.
Successfully funded projects
In the last month, 7 new investment opportunities were launched on Crowdestate crowdfunding platform. 5 out of them were Estonian projects, 1 Italian project, and 1 project was from Latvia. With the help of Crowdestate investors, 7 loans were financed in the amount of EUR 1 571 700.
The total number of launched projects increased to 266, in the amount of EUR 95 467 151.

The average investment amount in August was EUR 358.44 Compared to August, the average investment amount has increased by EUR 138.29.
Exited investment opportunities
A total of 12 successful exits were made during the month of August and the total number of investment opportunities that ended successfully increased to 249.
The total amount of EUR 4 728 263,09 was paid out to investors. Including principal repayments totalling 4 200 816,48, interest payments totalling EUR 402 520,77 and late fees in the amount of EUR 124 925,84.

Marketplace statistics
32.07% of Crowdestate investors are active in the secondary market. In August, 2049 investment offers were published for sale, in the amount of EUR 1 051 331.17, and 652 investment opportunities were bought in the amount of EUR 147 567.96.
The most-traded project was Viru Halud OÜ (II), that was published for sale 145 times and bought 25 times.
July’s payouts and overdue projects
Repayments to investors were made from 19 different investment opportunities totalling EUR 3 568 252.11, of which EUR 518 232.99 were principal repayments, 50 002. 04 interest payments, and late fees in the amount of EUR 17.08.
As of September 1st, payments of 36 projects have been late, totalling EUR 8 992 493.99 Including 5 692 165.99 principal, EUR 1 313 587.19 interest payments and late fees in the amount of EUR 1 986 740.81.
23 projects are real estate and 13 are business investment opportunities. 8 projects have been late for 30+ days and 19 projects 90+ days.
In August, the long-indebted project MMMSprattus OÜ was exited, the debt was processed for a year and a half. MMMSprattus OÜ repaid Crowdestate’s investors in the amount of EUR 276.365, exceeding the total amount of loan raised from investors by EUR 16 365 (EUR 260 000). The final return (IRR) of the loan granted to MMMSprattus OÜ thus amounted to 3.43% per annum.
Defaulted loans
In August, the first defaulted loan from the Metsa tee 33/31/35 project was added to Crowdestate’s portfolio.
